Hey Yolo project

A lower entry point into a managed villa project near Ubud.

I am offering my own V1.21 villa in the Hey Yolo project near Ubud, Bali. The unit was priced at around USD 180,000, but a softer local market has created an opportunity to acquire my owner position for USD 145,000.

USD 145,000 is the total purchase price, including the amount payable to me and the remaining payments to the developer. Under my contract, the seller covers the applicable seller-side taxes and the 1% notarial/transfer cost.

What you are buying:
— private V1.21 villa currently under construction
— approximately 56 m² total area
— private pool and spa area
— panoramic glazing and high ceilings
— professionally managed by Farsight Management
— official unit plan and master plan available
— full English project presentation available
— recent construction update available

Investment case:
Developer-modelled return scenarios are approximately 12% conservative, 14% target and up to 16% in a higher-occupancy scenario, based on the project’s operating assumptions and market occupancy. These are projections, not guaranteed returns.

For a buyer looking at Bali as an income-producing property rather than purely a lifestyle purchase, the attraction is straightforward: a professionally managed villa, a significantly lower entry price than the previous USD 180,000 level, and an established operating model rather than starting from scratch.

There may also be an option to move into a suitable unit from an earlier construction phase at the same price, subject to availability and separate confirmation.

I can provide the exact V1.21 plan, master plan, current construction material, project presentation and financial model for review.

Price: USD 145,000. Direct owner resale.
